Response to fault properties

I am a victim of them too and all these you just said is true and I know for a fact that behind all these is Delsk’s manager Josef who is planning everything since he is getting under the table heavy money especially from Leptos since he was an ex employee of Leptos in their hotels.

The innocent buyers are convinced to purchase property from Leptos without them know that will never get title deeds but the only reason that the buy the property is for Josef to get his cash.

Fault Property

I just read this article and I want also to share with you my personal experience about specific developers in Cyprus like those frauds above.  I am a Chinese buyer and I have been convinced to purchase property from Quality Group through Delsk who was representing my immigration agent in China. They are so greedy that they can do anything just to make money for their own interest.

They convinced me to purchase property from Quality Group, a developer that later on found out that they lost all their money in investing in football clubs and they are due to go bankrupt.

I have purchased the property and you cannot imagine the status that the property is now.

All the walls have cracked in more than 10 inches and I had to sue them for compensation and I am still waiting to see when I will get my money back.

The situation is disgusting but now that I read this article I do understand why they were pushing me to purchase the property. The 20% commission is very tempting.

Also, there are rumors that more and more people are having problem with them. They take money from everybody.

You have to be careful since their intention is not to give the service or to protect the client but to take their money. Stay away from them because they will rip you off. 

 

All those people dealing with property sales and Immigration Services in Cyprus must be aware and suspicious about the scam Chinese immigration agencies and the developers in Cyprus who phase major problems in various areas of their Companies(Financially, Issuing their Permits e.t.c), .
The immigration agent who operates under the firm name World Way- which it is not specified if he has immigration license in China- manipulate innocent investors in Cyprus to buy Residential Property from Real Estate Developers who do not meet the relevant – and most important- safe standards for Immigration purposes.

Word Way’s commission from the developers meets the rate of 20% and at the same time he charges an extra amount of 20.000 Euros the Chinese clients back in China.

He sells property to innocent future investors mainly from Pafilia and he advise them to purchase two properties who is illegal since the non Europeans are allowed to purchase ONE property as per the Immigration Law of Cyprus and he insists to sign contracts in the same name with the risk not to have title deeds claiming that is safe to do so . Of course the developer who choose to co operate is not the best since he has also his own illegalities. Few years ago the chairman of Pafilia was convicted for non payment of his taxes for VAT and spent time in prison.

This scam also goes deeper with another agent, Global who works closely with Leptos and Pafilia too. One of his managers named Richard came to a secret agreement with the Pafilia Company and takes money under the table without his superiors to know about and he is making a great effort by threatening and blackmailing the Chinese clients to purchase property only with Pafilia so to maximize his profits. Of course the burden here lays on his bosses Global visas that they are not aware of any of this. The most outrageous thing is not only that this man obtains 2,000 Euro fixed for every signed contract but the fact that this money is charged extra on the client, without the latter to be aware.
In addition, there is evidence that Global visas and most likely World way as well, are involved in the world know scam of the previous Cypriot ambassador and the Chinese businessman Yan Qui who formed a Cyprus company in order to take advantage of the Chinese investors.

The Chinese embassy is making investigations about the issues raised above since numerous complaints from Chinese clients have been expressed to them about the improper way that they have been treated especially from World way where he has recommended them the lawyer of Pafilia, Yiannis Papazaharias who advice the clients and claim the safety in entering into contracts on the name of one individual person for two properties and now they cannot get their Permanent Residency visa. The reason in persuading the clients to act in this way of course is very simple. Mr Yiannis Papazaharias is the co owner of the law firm with the Pafilia chairman Elias Eliades who is a lawyer too. There are court cases pending against the lawyer Yiannis Papazacharias and against Pafilia from English clients that they have purchased property from them and they have found out about the scam.  Concluding, Pafilia is charging the client for the sale of the house, Mr Yiannis Papazaharias is their lawyer and is charging them legal fees for the process too and the clients think that they use independent lawyer. The truth is that the Clients are manipulated by the same Company trapping innocent Investors in their Conflict of Interest, making any court case against the Developer in the future -when they fail to grand the Permanent Residency- to be Invalid and lacking any Legal ground for a Law-suit .

Also some other agents that do not have immigration license in China (Delsk) they use other developers such as Constantinou brothers that are hotel owners and they gain their properties after the murder of an innocent person who was the owner of this land with the result to appoint as a killer their mother who ended up in jail for several years for the murder. Constantinou has promised the agents a percentage of the profit of his projects other than the 20% commission that he is paying them.    Yet, this agent is giving to the real immigration companies in China only a 10% and he is pocketing the rest of the 10% plus the profit of the project plus 3 time travelling and accommodation fees. Also this company hold the passports from his staff which is illegal and they do not allow them to go out from Cyprus. Some of their staff have already complain to the Chinese embassy in Cyprus for this illegalityTheir partners in China do not know anything about it and they think that they get hold of a good commission. They do not understand that the agent is making money on their own back.

All of you that you deal with this market beware!!! And all of you, the Real and Registered immigration agencies make your research, quit your harmful Co operations and find reliable  developers with status and no financial problems and trustful  lawyers that can do the job for you and drop all the rest of the so called “legit Immigration agents”.
